We are hunting for a home to buy and then rent to our oldest and his bride where they will go to grad school the next 4 yrs... When we sell it we can give them their rent back (after costs) for a down payment where they end up. It's a little stressful buying from afar and the market is quickly moving. We visited Memphis to get a feel for the areas to better inform our decisions.
